1. About Olive Suites and Your Host
The accommodation is located at Akteou 32, Athens 11851, Greece.
The website may use the friendly display names Avi Shaf and Han Shaf in guest-facing areas. These are display names only. The legal Host identified below remains the contractual provider of the accommodation.

The Host of the suite selected by the Guest is the contractual provider of the accommodation. For operational convenience, payments may be processed through a Stripe account operated by Avraham Shafran, including where the booked suite is operated by Hanoch Shafran. In that case Avraham receives the payment as collection agent for the relevant Host. This does not change the identity of the Host.

2. Scope and Eligibility
These Terms apply to direct reservations made through olivesuites.gr. The person making the booking confirms that they are at least 18 years old, that the information supplied is accurate, that they are authorised to make the reservation for all staying guests and that they accept these Terms and the applicable cancellation policy. Only one suite may be reserved in each direct booking.
3. Reservation Process
The Guest selects dates, one available suite and the number of guests, then provides the required contact details. The selected suite is held for approximately 15 minutes while payment is completed. A reservation is confirmed only after payment has been successfully completed and the booking system confirms the reservation. A confirmation email will be sent to the email address supplied by the Guest.
4. Prices and Payment
Prices are displayed in euro. The total shown before payment is intended to include all mandatory charges, taxes and fees payable by the Guest for the booking, unless a charge is expressly identified as payable separately. Where Greek law requires a separate document evidencing collection of a statutory accommodation-related charge, the Host may issue that document separately even if the amount was included in the total shown to the Guest.
Payment is processed by Stripe through Stripe-hosted Checkout. A payment processor confirmation does not replace any tax receipt, statutory proof of collection or other document that the relevant Host may be legally required to issue.
5. Cancellation by the Guest
A Guest may cancel free of charge until 15:00 Athens local time exactly 30 calendar days before the scheduled check-in date. A valid cancellation before that deadline is eligible for a full refund. After that deadline the reservation is non-refundable.
No refund is due for a cancellation less than 30 days before check-in, a no-show, late arrival, early departure, unused nights, the Guest choosing not to use the accommodation after check-in, or removal due to a serious breach of these Terms or House Rules, to the extent permitted by law.
Accommodation provided for a specified date or period is excluded from the standard EU 14-day withdrawal right that applies to many distance contracts.
6. Cancellation by the Host
The Host may cancel where reasonably necessary because of force majeure, circumstances outside the Host's reasonable control, safety or legal requirements, serious damage or unavailability, building or infrastructure failure, a technical or booking-system error, duplicate/conflicting bookings caused by system error, a manifest availability or pricing error, a material administrative error, or another circumstance making the stay impossible or impracticable. If the Host cancels before the stay, the Guest will receive a full refund of the amounts paid for the cancelled accommodation.
7. Refund Processing
Where a refund is due, Olive Suites or the relevant Host will instruct the payment provider to process it within five business days after approval. The date on which the money appears in the Guest's account depends on Stripe, the card issuer, bank or other payment provider.
8. Check-in and Check-out
Check-in: from 15:00. Check-out: by 10:30. All stays use self check-in. Access instructions will normally be sent by email approximately one day before arrival. There is no physical reception desk.
Late check-out is not guaranteed. The Guest may request it and, where operationally possible, the Host may approve late check-out up to 13:00. Unless a fee is expressly communicated and accepted before approval, no additional late check-out fee applies.
9. Occupancy
The displayed maximum occupancy must not be exceeded. Children and infants are permitted. Visitors not named in the booking may visit provided the maximum occupancy is never exceeded, the booking Guest remains responsible for them, they comply with these Terms and their presence does not cause disturbance, nuisance or a security issue.
10. House Rules
- Keep noise to a reasonable level at all times and avoid disturbing other guests and neighbours.
- No smoking inside suites, corridors or other indoor common areas.
- No pets.
- No parties or events of any kind.
- No illegal activity or dangerous conduct.
- No tampering with safety, access-control or building systems.
- Private, non-commercial photography is permitted. Commercial photography, filming or production requires prior written permission.
11. Internet
At the date of these Terms, internet service has not yet been installed in the suites. Where this changes, the information shown on the website at the time of booking applies.
12. Damage and Extraordinary Cleaning
The booking Guest is responsible for loss or damage caused intentionally or negligently by them, another staying Guest or a visitor admitted by them. The Guest may be required to pay the reasonable and documented cost of repair or replacement. No general security deposit or card pre-authorisation is currently taken. A separate payment request may be issued after the stay.
Where smoking or Guest conduct causes extraordinary cleaning, deodorisation or remediation, the Guest may be charged the reasonable cost incurred, up to €200. Additional documented compensation may be sought where actual damage exceeds €200.
13. Access Codes
The suites use electronic code-based access and normally have no physical room keys. Guests must keep access codes confidential and must not publish or distribute them to unauthorised persons. A code may be replaced or deactivated where reasonably necessary for security.
14. Rooftop and Common Areas
Use of common facilities is subject to posted safety instructions and building rules. Access may be temporarily restricted for safety, maintenance, operational or legal reasons.
15. Security Cameras
Security cameras may operate at entrances and appropriate common areas for protection of people and property. There are no cameras inside rented suites. Further information appears in the Privacy Policy and on-site CCTV notices.

The property manager may communicate with Guests regarding check-in, access, maintenance and matters relating to the stay.
17. Guest Communications
The Guest must provide a valid email address and telephone number and monitor the supplied email address for booking confirmation, payment information, check-in and access instructions, safety information and important reservation communications.
18. Liability
Nothing in these Terms excludes or limits liability where prohibited by law. To the maximum extent permitted by applicable law, the Host is not responsible for losses caused by circumstances outside the Host's reasonable control, interruption of third-party telecommunications or payment services, Guest negligence or breach of House Rules, or loss of personal belongings unless caused by legally actionable fault of the Host.
19. Complaints
Guests should raise problems as soon as reasonably possible so the Host or property manager has an opportunity to investigate and, where possible, remedy them during the stay. Complaints may be sent to info@olivesuites.gr.
20. Applicable Law
These Terms and direct bookings are governed by Greek law. Subject to mandatory consumer jurisdiction rights, disputes are subject to the competent courts of Greece. Nothing deprives an EU consumer of mandatory rights that cannot lawfully be waived.
21. Changes
The Terms applicable to a reservation are those made available at the time the booking is completed. Later amendments do not retrospectively change a confirmed booking unless required by law or agreed with the Guest.
